Abstract:
Mixed-use development is characterized as that development has mixing different residential,
commercial, institutional, cultural, civic & industrial uses. Indian cities accepted the Mixed-use
development in their land use planning and cities like delhi and Jaipur regularize the Mixed-use in their
zoning. Surat DCR also regularizes the Mixed-use according to zoning and Road width wise. SUDA
classified the permissible and non-permissible non-residential activities according to road width wise.
According to Mixed-use theories and concepts, it is acknowledge to be good practice and has positive
effects. But the way Mixed-use gets developed under the prevailing regulation brings some negative
effects which need to be study.
To achieve the stated objectives, I collect the different type of primary data and surveys like; residential
perception for classification of non-residential activities, building unit wise non-residential activities
counting for site level analysis, non-residential activity wise survey for identify usage pattern of users,
non-residential activity wise survey for identify effect of activity.
After the data collection, I analyzed the survey and comparison between them and give
recommendations for regularize the Mixed-use at site level, area level, listed out the non-permissible
activities for residential area. In conclusion section this thesis can be helpful for further classify the
permissible & non-permissible non-residential activities usage pattern of users and road width wise,
which will be bring ‘Better Mixed-use’ for residential area.
