<summary type="text">Evaluation of Mixed-use Development in Residential zone: A case of Surat.
BHALIYA, SIDDHARTH
Mixed-use development is characterized as that development has mixing different residential,&#13;
commercial, institutional, cultural, civic &amp; industrial uses. Indian cities accepted the Mixed-use&#13;
development in their land use planning and cities like delhi and Jaipur regularize the Mixed-use in their&#13;
zoning. Surat DCR also regularizes the Mixed-use according to zoning and Road width wise. SUDA&#13;
classified the permissible and non-permissible non-residential activities according to road width wise.&#13;
According to Mixed-use theories and concepts, it is acknowledge to be good practice and has positive&#13;
effects. But the way Mixed-use gets developed under the prevailing regulation brings some negative&#13;
effects which need to be study.&#13;
To achieve the stated objectives, I collect the different type of primary data and surveys like; residential&#13;
perception for classification of non-residential activities, building unit wise non-residential activities&#13;
counting for site level analysis, non-residential activity wise survey for identify usage pattern of users,&#13;
non-residential activity wise survey for identify effect of activity.&#13;
After the data collection, I analyzed the survey and comparison between them and give&#13;
recommendations for regularize the Mixed-use at site level, area level, listed out the non-permissible&#13;
activities for residential area. In conclusion section this thesis can be helpful for further classify the&#13;
permissible &amp; non-permissible non-residential activities usage pattern of users and road width wise,&#13;
which will be bring ‘Better Mixed-use’ for residential area.

Urban open space is of the physical activity of the city which can contain specific functions. Open space in some cases has good evaluated things and sometimes recreation role. Urbanization is increasing recently, and cities are formed that faces different problems. Problems are like – rise in population, extending urban sprawls and increasing level of pollution. The urban open space plays  &#13;
a major role in preserving and balancing urban environment and regulating air pollution. Becauseof consequences and complication of environmental difficulties there needs to be the existence of open space, unavoidably. The cities mainly focus on the activities of human life so, it has to accept functions and structure by the natural system to be able to permit their stability. In the city area there are mainly utilized the space as open space as recreation area and open area&#13;
as vegetation area. There are lacking of the space as recreation activity and the breathing space&#13;
in the city area. So many activity for the city like for playing games and gathering space and also cover to the big function area. Because of the space as city in the density the space utilization as so much gathering space is lack of. People in city lives area are only big concrete jungle type of thing they can’t live they just go for their basic need of or lives like residence and work they don’t have time to justify the time for their own and also they not live as human lives. Don’t get space of exercise and playing game and also gathering space.
